Thank you for taking time to view this checklist. It is my goal to ensure your photoshoot goes smoothly and provide you with photographs that will attract buyers. Feel free to contact me with any questions you may have.

General Prep:

1). Cleaning and Staging: Your property needs to be cleaned and staged preferably the day before I arrive. I may rearrange small objects(flowers, fruit bowls, small pictures, etc.) to improve composition, but larger furniture and staging accessories must be placed. Not doing so will result in rescheduling your photoshoot.

2). Plan not to be seen: All occupants should plan to be off property or reside in areas where they can’t be seen. People cause shadows and pose a risk to equipment that will be used to photograph the property. MLS rules prohibit people being in pictures.

3). Remove Pets: Ensure pets are secured to ensure the safety of myself and equipment, and prevent your pet from escaping during the photoshoot. MLS rules prohibit pets from being in pictures. It is also a good idea to hide pet food, water bowls, and pet toys.

4). Store items in the garage or outdoor storage areas: I normally don’t photograph garages or outdoor storage buildings. These are great areas to place any personal belongings that were not able to be removed from the property.

Outside Prep:

1). Clear Cars: Make sure no cars are in the driveway. If possible, park them down the street or at a nearby location so a clear view of the home is available from every angle.

2). Hide trashcans, hoses, and remove for-sale signs: These can all be stored in the garage, carport, or external storage sheds.

3). Mow and trim the yard: at least 24 hours prior to your photoshoot.

4). Pick up poop: If you have a dog, ensure the yard is clear of their droppings.

5). Turn off sprinklers: Do not water the day of the photoshoot to prevent puddles and wet exteriors.

6). Prep pool, spa, water features(fountain, waterfall, etc.) and patio furniture: please clean and provide any instructions to the realtor for how to turn on any exterior features you wish to feature in your photographs. Do not hose down the day of your photoshoot since this can create puddles.

Interior Prep:

1). Declutter counters

2). Hide trashcans, portable fans, cords, remotes

3). Clear entryways: remove shoes, umbrellas, etc.

4). Open blinds with views

5). Turn on lights

6). Turn off ceiling fans.
